Stage 2: Proposal and Planning
With the brief established, our team develops a detailed proposal that covers the technical approach, preliminary design, programme, and budget. Crucially, we identify risks at this stage and propose mitigation strategies before they can impact the project. Our proposals include a detailed cost plan with clear allowances and contingencies, a realistic programme based on our experience of similar projects, and a risk register that is actively managed throughout the project. This transparency ensures that clients know exactly what they are getting, what it will cost, and when it will be delivered — before any commitment is made.
Stage 3: Design and Engineering
Once the proposal is approved, our engineering team develops the detailed design. Using BIM coordination where appropriate, we resolve technical interfaces between structural, architectural, mechanical, and electrical elements before work begins on site — eliminating the clashes and coordination failures that are the primary cause of delays and cost overruns in conventional construction. All designs are reviewed against the original brief to ensure alignment with the client’s operational requirements, and any design decisions that have programme or cost implications are communicated proactively.
Stage 4: Construction and Delivery
On site, our project management team coordinates all trades, manages subcontractor interfaces, and maintains rigorous quality control. Weekly progress reports keep the client informed of programme status, and any emerging issues are flagged immediately with proposed solutions. Our ISO 45001-certified safety management system ensures that every activity is conducted safely, and our quality management processes under ISO 9001 ensure that workmanship meets the specified standards at every stage.
Stage 5: Handover and Aftercare
Project completion is not the end of our involvement. Our handover process includes comprehensive testing and commissioning of all systems, a thorough snagging inspection and rectification programme, full documentation including as-built drawings, O&M manuals, and certification, and a defects liability period during which we remain responsive to any issues.
